Update 07Oct: Ms Perez has just emailed me asking to take this review down - not in a nice way...(see photos) Unfortunately for her, every word below is 100% true and accurate and can be proven by nearly 200 emails of written communication ***
Beware! Before you pay your deposit, you should search for Raquel Perez Vazquez’ (the director’s) official lawyer registration number at official lawyer registries in Spain. She doesn’t exist in any official registry. This is something unfortunately I haven’t done at the start. She doesn’t exist. She is not a registered lawyer! But let's say you move forward as I did trust her based on nothing...Pay your deposit...Then they start ignoring your emails, questions or requests. It took them a month (!!!) to add what I requested to be added to a property purchase deposit contract. The only response I have received during that month several times is ‘you need to trust us we have been doing this for 26 years’, however the contract was not fine for me. I told them I trust what’s in paper, nobody else, when purchasing a property. They finally added what I requested after a month, signed the contract in my name (based on a legal power of attorney) and sent it to the seller straight away along with transferring my deposit BEFORE waiting for the seller’s signature on the contract!!!! I have never in my life heard about a LAWYER (???) paying a private individual without both sides having signed the contract first! The whole one month hesitation (as Ms Perez was unwilling to include what I requested in the contract) led to the seller withdrawing from the sale due to the hesitation and she did not agree to the contract sent to her, etc. Luckily the seller repaid the money - but again - never heard of a lawyer paying a private individual without both sides having signed a contract? This then led to me having to try to pursue an alternative property. Ms Perez however didn’t forget to charge me 600 Euros + VAT immediately for the cancellation of the first purchase for literally doing nothing for over a month and as a result being responsible for the failure of the first purchase attempt. When challenged about this they ignore you. This was only when the real problems started. They started to come up with random extra surprise charges never mentioned previously when trying to purchase an alternative property. They ignore your emails and requests. They deny anything you agreed with them previously even if it’s in writing. At that point you are screwed as if you withdraw they will still charge you whatever they want as they have your deposit and will only return what they want. I have had to cancel several flights down to Spain as they can’t keep to their own timelines and they completely ignore you once you paid them a few thousand euros deposit as they are covered already, you will never see your money back.They will deliberately make you fail your purchase by ignoring your requests and making a deposit contract impossible by ignoring what you want to include so that they can bag the ‘cancellation fee’ as well as the full fee for your next property you will try to buy along with any random ‘fees’ they will come up with as you go along. Then they leave you on your own when signing the deeds. You will NOT be accompanied by anyone at the Notary Public even if you don't speak Spanish. You will have to sign the Spanish deeds alone without your lawyer even after you pay their exorbitant fees plus random fees they come up with along the way. Miss Perez then declared after I have transferred the full purchase price of the second property to her account that at the signing of the deeds she concluded her work (which is against what she undertook in the contract between us) and she is not willing to arrange any legal requirements after signing the deeds (even if she committed to this in our written agreement) such as paying the property tax on your behalf or registering the property in your name at the land registry or arranging the bills to be changed to your name etc). This was the point I had to fire her...
